What does 'under reservation sold' mean?

The property has been sold, but conditions are still pending such as financing or inspection. Only when all conditions have been fulfilled does the sale become final.

What are contingencies?

These conditions give buyers the option to withdraw from the purchase if certain matters don't work out as expected, for example if financing is rejected or a structural survey reveals problems. Each condition has a clear deadline.

When is a home 'verbally sold'?

This means that the seller has accepted a bid but the contract has not yet been signed. Viewings are usually stopped, but sales are not final yet.

What information must a seller disclose?

Sellers are legally required to report all known defects and special features of the property. Withholding important information can have legal consequences.

What's the difference between ownership and ground lease?

With ownership, you own both the house and the land. With ground lease, you own the house but rent the land from, for example, the municipality in exchange for an annual payment (ground rent canon).

What is NHG (National Mortgage Guarantee)?

NHG protects you against residual debt if you are forced to sell your home for less than the mortgage debt. You pay a one-off premium for this when you take out your mortgage.

What does 'buyer's costs' mean?

This means that all purchase costs such as transfer tax, notary fees and any real estate agent fees come on top of the purchase price and are at the buyer's expense.

How long do I have a cooling-off period after signing?

After signing the purchase contract, the buyer has 3 business days of cooling-off period to withdraw from the purchase without giving reasons.

What happens if I receive multiple bids?

In case of multiple bids, we will discuss all proposals extensively with you. We not only look at the amount of the bid, but also at the conditions, reliability of the financing and the desired delivery date. Together, we decide which offer is best.

Do I need to renovate my home before selling?

Not always necessary. We advise which small investments pay off and which major jobs are better done by the new owner. Good presentation is often more important than expensive renovations.

What steps do I need to take to buy a home?

Start by arranging mortgage advice to determine what you can borrow. Then schedule a viewing of properties that appeal to you and examine all available documents. When you have found a home that you want to buy, you can make a bid via our Move.nl platform.

What should my offer include?

A complete bid includes at least:

- The amount offered
- Preferred transfer date
- Any conditions such as financing or technical inspection
- Special wishes regarding movable property or additional research

Does the sale always go to the highest bidder?

Not necessarily. The seller decides which bid is most attractive. A slightly lower bid without risks may take priority over a higher bid with many conditions.

When will my bid become legally binding?

Your offer only becomes definitively binding after both parties sign the purchase contract. After that, the statutory cooling-off period of 3 business days automatically begins.

What happens after my bid is accepted?

The selling agent draws up the purchase contract and arranges the digital signature. The cooling-off period and any conditions such as financing then run. The signed contract goes to the chosen notary for further processing.

When can I take possession of my new home?

On the transfer date, you conduct the final inspection together with the agent, after which the official transfer takes place at the notary. Immediately after the transfer you receive the house keys.

What does the final inspection include?

This is the last check before the transfer, checking that everything is delivered as agreed in the contract. The meter readings for gas, water and light are also noted.

What are the extra costs associated with buying a home?

In addition to the purchase price, you pay transfer tax, notary fees and possibly the commission of your own buyer's agent. First-time buyers up to 35 years old pay no transfer tax on homes up to €525,000. For owner-occupation, transfer tax is 2%, and for investment properties 10.4%.
